Everything the product produces — the score, the action list, the Written Statement audit — is generated deterministically from public legislation. This page walks through how, and what we don't do.
The 17-question rule engine
You answer 17scored questions covering every Phase 1 obligation — Section 21 transition, AST conversion, Form 4A rent increases, rent-bidding ban, rent-advance cap, safety certificates, deposit protection, Written Statement preparedness, Section 48 notice address, and retroactive council investigation history. Each question maps to a specific Renters' Rights Act 2025 section, and every option carries a rationale that links back to legislation.gov.uk.
Same inputs always produce the same score — it's a pure function, no LLM in the loop. The result is a prioritised action list sorted by deadline, not a lead-gen form.
Re-audit cadence against legislation.gov.uk
The rule engine is version-tagged (currently v1.1.0). Every time a new commencement SI publishes or an existing rule changes, we bump the version, re-score active assessments, and publish what changed on the changelog. Each rule engine version records the date it was last verified against legislation.gov.uk — currently 2026-04-16. Next scheduled review: 2026-07-15.
What this product doesn't do
- Not legal advice. The readiness score and action items are general compliance guidance produced from public regulatory text — they do not create a solicitor-client relationship. For active enforcement, disputes, or notice drafting under Section 8, consult a housing solicitor.
- Not a solicitors' firm. Crocker Digital Ltd is not regulated by the Solicitors Regulation Authority or the Council for Licensed Conveyancers. Everything the product produces cites back to legislation.gov.uk so you can verify every rule yourself.
- No affiliate fees, no referral kickbacks.We don't take payment from solicitors, gas engineers, deposit schemes, or any third party for surfacing them in the product.
- No testimonials, no case studies. Until we have signed-off references from real users, this page stays evidence-light rather than inventing credibility.

- VAT status: not VAT registered (turnover below the £90,000 threshold). Listed prices are the total payable.
